Real estate prices on the rise in Croatia

Apartment prices in Croatia have jumped by 13 percent in the last two years, while house prices went up by more than seven percent in the same period, showed the annual analysis by Njuskalo, the largest Croatian online marketplace.

The analysis, conducted on a sample of more than 150,000 ads from the Njuskalo database, showed that the apartment prices went up by some 8 percent in 2018 compared to 2017, while house prices jumped by 4.5 percent on the year.

Njuskalo also recorded a significant rise in visits to their Real Estate category. In 2018, there were 11 percent more visits compared to 2017, and 20 percent compared to 2016, with a visible upwards trend in website visits from outside Croatia.

Real estate prices rose the most in coastal cities, as well as Zagreb and its vicinity. The average price of an apartment in Zagreb is now €1961 per square metre, 10.4 percent more compared to the end of 2017, while the average price of a house with a backyard is €1296 per square metre.

Price per square metre in the second Croatian city of Split reached €2792 in 2018, which is an 11 percent increase compared to December 2017.

The prices surged the most in the southern city of Dubrovnik, where price per square metre reached €3773 on average in 2018, a 16 percent increase compared to 2017.

The coastal city of Rijeka saw an increase in prices of 4 percent in 2018 compared to the year before, and the price per square metre reached €1,520 in 2018.

Although up until recently the average apartment price in bigger cities in the east of Croatia were either stagnating or dropping, the end of 2018 saw increases in that Croatian region as well, Poslovni Dnevnik reported.

The average price per square metre in the eastern city of Osijek is, at €963, lower than the rest of Croatia, but an increase of four percent compared to 2017 was still recorded, while in Slavonski Brod the apartment price went up by two percent on the year, reaching €802.
